On Wednesday, construction began on the first residential and retail complex at SDSU Mission Valley.
East of Snapdragon Stadium in the current Orange Lot, the Avalon Mission Valley project will add 621 residences, ranging from studios to three-bedroom suites. Developed by AvalonBay Communities.
“Our neighbors, our community, and San Diego residents are the main beneficiaries of this development,” stated Adela de la Torre, president of SDSU. In collaboration with our community and civic partners, we are developing a vibrant, accessible neighborhood that connects innovation, recreation, and transit, enabling access and opportunity for everyone.

Additionally, a grocery store will serve as the anchor of about 30,000 square feet of ground-floor retail space at Avalon Mission Valley. According to a university statement, the development is being built to achieve LEEDGold Certification and will include public art.
Parts of the Orange Lot will be fenced off while construction begins. In 2028, occupancy is anticipated.
Mark Janda, senior vice president of development for AvalonBay Communities, stated, “We are thrilled to contribute to the realization of this new community and proud to be a part of SDSU’s ambitious vision for Mission Valley.” This project serves as a catalyst for the thriving, interconnected neighborhood that is developing here in addition to providing housing.
Along with Councilmember Raul Campillo and City Council President Joe LaCava, San Diego Mayor Todd Glolria also attended the groundbreaking.

Plans for SDSU Mission Valley at complete build-out include 1.6 million square feet of research space, 80 acres of parks and open space, up to 4,600 market-rate and affordable housing units, 95,000 square feet of retail space, and a hotel.
In order to promote SDSU’s initiatives in education, research, entrepreneurship, technology, and athletics, the university has included an innovation district in its design for the Mission Valley campus.
