Clarkesville planning commission to review proposed subdivision on Rocky Branch Road

Rocky Branch Road may soon see the construction of a new home complex. The project will be formally reviewed by Clarkesville’s Planning Commission during its regular meeting on Tuesday, July 8 at 5:30 p.m. at City Hall.

The Village Crest Subdivision preliminary plat, which was presented by ARA Vision, LLC and consists of 58 lots, is on the agenda. The property is roughly 13.5 acres in size and is currently classified R-2 (Multiple Family Residential). It is situated off Rocky Branch Road (Map & Parcel 104 214).58 lots make up the proposed Village Crest Subdivision, which will be situated on Rocky Branch Road. (Gaines, Caleb)

The commission will examine and offer feedback on the preliminary plat, which is the initial stage of the subdivision approval procedure, according to Caleb Gaines, Planning and Zoning Administrator. Before starting any infrastructure or land disturbance work, the developer must file for a Notice of Intent from the Georgia Environmental Protection Division (EPD) if the commission accepts the plat.

The city may start awarding building permits for the construction of homes after the initial development is finished and the final plat is filed and authorized.

Paved roads, curb and gutter systems, a mail kiosk, and a number of utility easements are all included in the subdivision designs. With a density of almost 4.3 units per acre, the majority of the proposed residential lots are between 0.11 and 0.28 acres in size.

The Village Crest project is the main focus of the evening, as there are no other issues mentioned under unfinished business or signage evaluations for this meeting.
